Rateable Valuations

We provide advice to ratepayers in relation to the rateable valuation of their property.

We deal with the Valuation Office throughout all stages of the assessment of a rateable valuation.

  1. Inspecting the property to assess the correctness or otherwise of an existing rateable valuation and lodging a Revision request (if necessary).
  2. Inspecting the property and negotiating with the Valuation Office at representation stage after the issue of a proposed valuation certificate.
  3. If a satisfactory outcome is not achieved following the representation, then proceeding to the Valuation Tribunal, which is an independent state body which decides on rateable valuation appeals.

We provide advice for clients whose properties are about to be valued or have been valued in both the annual Revision and also the ongoing nationwide Revaluation.

We advise on rates refunds from the Local Authorities.

We advise on rates exemptions.

Revaluation - Dublin City Council

All commercial properties in the local authority area of Dublin City Council have now been revalued.

Following consideration of representations the final valuation certificates were issued in December 2013.

First Appeals lodged with the Valuation Office were issued in August 2014.

Appeals then lodged to the Valuation Tribunal are being processed at present. 

Revaluation – Waterford

The local authority areas of Waterford City Council, Waterford County Council and Dungarvan Town Council have now been revalued.

Following consideration of representations, the final valuation certificates were issued in December 2013.

First Appeals lodged with the Valuation Office were issued in August 2014.

Appeals then lodged to the Valuation Tribunal are being processed at present. 

Revaluation - Limerick

The local authority areas of Limerick City and County are at present being assessed for Revaluation purposes.

The proposed valuation certificates were posted on 10th June 2014.

The final valuation certificates were published in December 2014.

First Appeals lodged with the Valuation Office were issued in July 2015. Appeals then lodged to the Valuation Tribunal are being processed at present.  

Revaluation  2017

The counties of Leitrim, Longford, Roscommon, Westmeath, Sligo, Carlow, Kilkenny, Kildare, Offaly and  South Dublin  are being  revalued  at present.

The new valuations will be issued in 2017 and become effective from 1/1/2018.

 

The various stages in the revaluation process are as follows:

Firstly, a proposed valuation certificate will be issued and, if a ratepayer is dissatisfied with the new valuation, then representations may be made in writing to the Valuation Office within 40 days of the issue of the proposed certificate.

When the representation is determined, if the ratepayer is still dissatisfied, then he/she can lodge an appeal to the Valuation Tribunal within 28 days.
